While home prices may decline slowly, land values can drop faster but stabilize quicker. John advises land investors to pay attention to inventory levels on platforms like Zillow, as increasing listings may indicate prices need to be adjusted.

  4. Negotiation Tactics Negotiating favorable terms with sellers is crucial, especially in volatile markets. John recommends not rushing to bring up terms like closing dates or earnest money deposits until necessary. By doing so, he gains leverage to negotiate more favorable conditions, such as longer hold periods or smaller down payments.

His techniques of combining seller financing with buying at lower interest rates provide cash flow opportunities, even during recessions. John Alexander has been flipping real estate for over 35 years and has been teaching others how to buy and sell property and notes since 1993. He is the author of 10 books in the Note, Financing, and Real Estate Investment industry. John is known for creating and trademarking the "Inverse Purchase®" and "Compound Deed®" techniques, and in 2020, he trademarked “Land Mogul®” for his innovative land-flipping strategies.


He is a bestselling author on Amazon and was a featured real estate trainer on national TV from 2005 to 2010. Over 100,000 people nationwide have purchased one of John’s real estate courses. In addition to his educational contributions, John has written and sold several note discounting and real estate solution software applications.


In the mid-1990s, John developed advanced methods of note purchasing that revolutionized the U.S. market, empowering brokers he trained to excel in the field. In 1999, he pioneered the legal defense for Wholesale Flips using the concept of Equitable Ownership, and he introduced the "Novation" method to the residential real estate marketplace through his Inverse Purchase technique.


Many of today's top real estate investors began their careers by training with John or applying his investment strategies. He also operated a nationwide mortgage origination company in the 2000s, specializing in loans and financing programs for credit-challenged individuals, and he is recognized as the industry expert on Title Seasoning Free Flips.

John’s experience extends to being a former builder and land developer, flipping all types of real estate and commercial properties. He is a Certified Business Consultant, Business Valuator, and was a licensed Mortgage Broker in Texas from 2001 to 2008.
